For those who plan to buy a plot of land, carrying out a Geotechnical Study is vital and will provide them with information about the nature of that land, how thick the topsoil layer is, whether that land contains fill and at what depth the suitable ground for foundation is located. If a plot contains fill, it is possible that the future owner will have to invest, in addition to the foundation, from 5,000 Euro to 20,000 Euro, sometimes even more, in piles for supporting the foundation or other technical solutions for stabilizing the ground beneath the future construction. That is why it is good to be informed regarding the nature of the land before spending tens of thousands of Euros on buying a plot with fill, sandy soil or unsuitable for construction.
Also, using a Geotechnical Study from a nearby neighbor cannot guarantee that our land or the one we are about to purchase has the same component layers as the neighbor's land.
